This brownfield site is located in the town centre Conservation Area and had Planning Consent for 6x3-bed houses, but SPX were challenged by client East Coast Developments to intensify the site use with an apartment block of considerably greater scale. Rigorous analysis led the team to understand the site’s complex constraints and unquestionable opportunities and SPX achieved a new planning consent for 12x2-bed apartments, each with undercroft parking and an external terrace/balcony. The strategic placement of the main entrance provides the key to maximising the potential of the site, both functionally and visibly. A high-quality palette of materials will be used in recognition of the context, but aperture proportions and the glazed link entrance ensure the building is seen as being contemporary in its design.
